Sales activity slowed over the past few months and inventory stays low. Detached home prices stayed basically the same compared to last year but Townhouses and Apartments went down 11.2% and 16.7% respectively.

The steady decline in new listings over the past few months led to a more balanced market for the single family detached homes (5 months of supply) resulting in more stable selling prices.
On the other hand townhouses and apartments have 10.25 and 8.44 months of supply, respectively, resulting in a further decline in selling prices.

We had the lowest September inventory since 2001 in Fort McMurray with only 381 units available ~ that relates to 4.65 months of supply. The average sales price are still lower than last year's with the most sales between $400,000 and $500,000.
